ACCESSIBILITY STATEMENT

Glan Lledr is a detached stone cottage with sole parking 25yds away across a country lane (no other immediate properties). The footpath to the front door (outside light) is a slight incline down and old slate path (including 2 shallow steps) there is also a small step into the hallway. The beamed lounge and kitchen are at ground level with 2 steps down to the riverside dining room (central and wall lighting as in lounge – kitchen spot lighting). The short steep staircase with left hand rail leads to 2 bedrooms and bathroom with shower over bath. The master bedroom has additional reading lights above the bed. The walls are pale or natural stone and the doors natural finish. The electric power points (except kitchen worktops) are approx. 400mm and the light switches 1400mm. TV/DVD & Video are by remote control (TV reception poor) – some DVDs and video tapes are also provided. The reasonably level lawned garden area slopes away towards the river – there is a section of unfenced wall.

Location:  Isolated, yet accessible, this detached cottage stands on the banks of the river Lledr not far from Betws y Coed, towards Dolwyddelan and offers excellent river and woodland birdwatching. An easy drive takes you to the coast at Llandudno or Conwy, or towards capel Curig and the heart of Snowdonia.

Accommodation: GLAN LLEDR is a  cosy little cottage with its exposed beams, fireplace and range, retaining much original character.  There are two double bedrooms, bathroom,(bath and shower), kitchen, lounge with range fire and dining room overlooking the river. 
Facilities:  include storage heaters, washing machine, fridge-freezer, microwave, video, DVD, payphone and garden furniture. Television reception is poor. The garden has 400 yards of river frontage and a salmon pool for fishermen.  Bed linen is supplied. Electricity is extra by meter reading. Logs and fishing are included in tariff.
