Off road parking for four cars on level concrete surface 5 metres from the lane. From car park there is a gently inclined and curving 600mm wide paved path to the property. The path is somewhat uneven. Step at end of path onto a level paved area.

Entrance

Single step up of 120mm. Porch entrance 950mm wide 2m headroom. Front door threshold 820mm wide 1820mm high.

Internal

Beam in living area downstairs reducing headroom to minimum of 1810mm. Staircase has three winding steps at bottom. Over 2m headroom to most of bedroom reducing to 1770mm by walls.

Bathroom

Shower cubicle quadrant type 900mm radius, entrance 550mm wide.

Location:The Old Forge is situated in the village of Llanbedr y Cennin, between Conwy and Trefriw, and in easy reach of Betws y Coed. This is a wonderful area for walking and mountain biking, the village being on the old Roman and drovers routes across the mountains to the coast at Abergwyngregin. The coastal towns of Llandudno and Colwyn Bay are a short drive away and the main coast road makes Anglesey and Snowdonia very accessible.

Accommodation
This fully renovated little cottage has one bedroom (beds can be singles or zip-linked to create a large double) with en-suite shower room, and a cosy kitchen-lounge-diner with wood burning stove in inglenook fireplace. All newly fitted and furnished to very high standards, facilities include panel heaters, microwave, DVD, access to washing machine (in adjoining building), private garden and terrace with garden furniture. Bedlinen and towels are supplied, heating and electricity are included in summer, winter supplement £15.THIS IS A NO SMOKING PROPERTY.
