Pen Pyra is accessed via an unmade mountain track leading from the Sychnant Pass. Through a farm gate drive up the farm track into the yard which is surfaced with concrete and gravel chippings. There is ample parking with one undercover parking area. The yard is quite steeply sloping up to the farmhouse entrance.Two steps up to external open fronted porch then one step up into large dining kitchen with quarry tiled floor, dining table and chairs and log burner. Free standing calor gas cooker and undercounter fridge, freezer. From kitchen down one 6â€ step through doorway of 25â€ x 71â€ into small dining room.From dining room through to large lounge with woodburner, staircase to upstairs bedrooms, second exterior door and access to groundfloor bathroom and utility room.Groundfloor bathroom contains 3 piece bathroom suite with shower over bath.Groundfloor utility room contains sink, washing machine and freezer.Upstairs are three bedrooms, one large double, one single and double containing two single beds.From the kitchen there is also access to a large conservatory with quarry tiled floor and double doors leading out on to a small patio, all on the same level.The large gardens contain walls, steps and sloping areas.With the exception of the kitchen/dining room door all other internal doors are a standard 28 wide.The property has background central heating run by the kitchen woodburner and LPG gas.The nearest bus service is in the village approximately 1.5 miles away and shopping is available in Conwy and Penmaenmawr.

Location: PEN PYRA is a comfortable, secluded, detached farmhouse nestling on Conwy mountain, above the Sychnant Pass. Just a short drive from the walled town of Conwy and wonderfully sandy local beaches. The property is surrounded by marvellous mountain and sea views with spectacular sunsets over Puffin Island. Set in mature gardens with fruit bushes this property is a perfect base for those who wish to walk the mountains, enjoy birdwatching or maybe just seek peace and quiet. Access is via a narrow hill track.

Accommodation:The farmhouse has three bedrooms, downstairs bathroom(bath with shower over)with fitted hairdryer and underfloor heating,spacious kitchen/family room with conservatory, utility, dining room and large lounge.
Facilities: background electric heating, open fire and two log burners Video/ DVD & CD players, freezer, washing machine, microwave and garden furniture with barbecue. Private water supply. Bedlinen and towels are provided. Electricity, gas and logs are included in summer. There is a seasonal fuel supplement £35 per week. This is a NO SMOKING property.
