Why should I choose North Wales Holiday Cottages?

There are so many reasons for joining us. As an independent, family owned, agency we are in this for the long term. We make our decisions based on your needs to provide a personal service. Our local knowledge of the area and your property (we will visit regularly) enables us to answer your questions and questions from potential guests.

We'll provide you with advice, optimised descriptions, photos and pricing to get you the best return from your property. You'll be able to monitor this from our unique owner portal with performance trackng and analysis.

Above all, we'll always be available by phone or email for advice or help.

What areas do you cover?

We cover the whole of North Wales from the border with England in the east to the tip of the Llyn Peninsula in the west and from Anglesey in the north to Aberystwyth and the Mid Wales area. Wherever you have a property we will be able to let it for you. If you're just outside this area, please contact us and we may be able to help you.

Will you visit my property?

Yes! We'll visit your property several times before we launch it on our website to help you get it all up and running. After that, you'll have refresher visits from our team to familiarise themselves with your property and to make sure our records are up to date.

Will you help me with pricing?

Yes. Pricing is part of the service we provide and has a direct impact on how successful your property will be. Using our local knowledge, we will be able to set up a realistic pricing for your property. We will monitor this regularly and make adjustments up and down to make sure prices match the market and help you achieve the bookings levels you are looking for,

Can I use the cottage for personal use?

You are free to use your property at any time of year. We just ask that you restrict this to a maximum of 10 weeks between April and September as these are key months in the booking calendar.

Why do I need a star grading?

As a Visit Wales accredited agency, all of our properties are inspected and given a star grading by Visit Wales.  This service is free and gives guests further confidence the property is of a certain standard which has been verified by an independant government organisation.

Can I let my property with you and another agency?

Letting with more than one agency can create problems. Double bookings is the worst situation, and this creates problems for everyone. We have learnt that we work best as the sole agent for a property. Your property won't just appear on our website though. We are able to integrate with a large number of other sites including Airbnb, Booking.com, VRBO, Love Cottages and many others, all of them controlled by our booking system.  

What health & safety practices do I need to put in place?

You are legally obliged to make sure your property is safe for guests and anyone else who may visit (cleaners, tradesmen, etc). This includes things like a gas safety certificate, an electrical installation condition report, fire risk assessment and various other documents. Our owner portal has a list of the required items, these will vary for each property as you may not have gas for example. Simply upload the relevant document and enter its expiry date. The portal will act as a document storage area and remind you when items need to be renewed.

Some things you will be able to do yourself and others will need a qualified professional. We are on hand to help and advise, it's not ar onerous as it sounds. You can also find information in our property letting blog.
